The Traditional Method of Auction

This is a tried and tested method associated mainly with selling and buying investment stock due to more restrictive timeframes to exchange contracts and complete the sale. This limits buyers and the interest and activity around residential properties.

 

The Modern Method of Auction

This more accessible route, creates a transparent platform for buyers and sellers combining the best aspects of traditional auction and private treaty sales. We offer more realistic yet fixed timescales, opening up the market place for buyers and sellers looking to arrange mortgages as their method of payment. The exchange of contracts has 28 days to take place from the solicitors receipt of draft contracts, whereas with traditional auctions, the exchange of contracts will usually take place as soon as the buyer has won the bid.

The Modern Method of Auction opens the auction market (once reserved for the professional investor or cash-ready buyer) up to residential buyers, creating a larger market place and more interest and activity than traditional auction. It is the preferred route for buying and selling via auction and has changed the perception of auction in the last decade.

We are KMJ Property. A family run Estate Agents in Tunbridge Wells, owned and run by us - David & Suzanne Johnson (the K, M & J are the initials of our three children). We are keen cyclists and can often be seen cycling through Tunbridge Wells and surrounding villages on our tandem! Through our cycling we raise money for charity and over the last couple of years have raised money for various charities including Hospice in the Weald, Action Medical, Cancer Research, The British Heart Foundation and St John Ambulance.

At KMJ Property we feel that we are part of the community and involve ourselves in as many local events as possible and help to promote these events via advertising, word of mouth and twitter etc.

KMJ Property was established in 2008 and we provide a personal, professional and enthusiastic approach to selling properties throughout Tunbridge Wells and surrounding villages. We are both members of The Property Ombudsman Scheme and qualified with the NAEA.

We all live locally with our families and have good knowledge of the local area, including schools, transport, shops, facilities, walks and clubs.

Our in-house software is cloud based enabling us to access the information we require quickly and efficiently from anywhere with internet connection! Meaning that even if the office is closed and we are out and about, as long as we have a mobile phone signal, we can access the whole of our database via the mobile phone, laptop or tablet.

We have been known to receive an offer, put it forward, agree the offer and send the confirmations whilst in a field at the side of a road on a bike ride on a Sunday afternoon.
